Annual maintenance is the cheapest way to keep a garage door running well. A 30-minute tune-up costs less than one emergency spring repair and prevents most of the common failures we see. Coastal homes especially benefit since salt air corrodes hardware faster than inland.

• Lubricate rollers, hinges, and springs with marine-grade lubricant (seized or cracked rollers are priced for garage door roller replacement on the same visit)
• Tighten all hardware (brackets, hinges, lift bolts)
• Inspect cables for fraying, wear, and slip
• Check spring tension and cycle count
• Test and align safety sensors and auto-reverse

1. Spring Tension and Cycle Life

Springs are rated in cycles, one open plus one close. We check tension, estimate how far through its rating the spring is from age and how often the door runs, and flag any spring near the end of its life. 2. Hardware Torque and the Right Lubricant

Opening and closing shakes bolts loose. We re-torque every roller bracket, hinge, drum bolt, and bottom bracket, which ends most of the rattling people describe as a door that sounds tired. Then we lubricate with a product made for moving metal in humid air. Not WD-40. It is a solvent, and it strips the grease out of bearings.

3. Cables, Drums, and Bottom Brackets

The two lift cables carry the door's full weight. We run each one from drum to bracket looking for fraying, rust pitting, and slip on the drum. A frayed cable replaced on a tune-up is a short job. The same cable after it snaps and drops the door often means garage door cable repair plus straightening sections.

4. Safety Sensors and Auto-Reverse

Every residential opener sold in the U.S. since 1993 has photo-eye safety sensors. Most failures are not broken sensors. They are drift, a cobweb on a lens, or something parked in the beam. We clean and re-aim both eyes, then test auto-reverse by closing the door on a two-by-four laid flat on the floor. If it does not reverse on contact, we adjust the opener force. This check is not optional. A door that will not reverse can injure a child.

5. Balance

With the opener disconnected, a balanced door holds itself halfway open. If it drifts down, the springs are weak. If it shoots up, they are wound too tight. An unbalanced door makes the opener do the spring's job, and the opener loses that fight within a year or two.

How Often on the Coast

Once a year for most homes. Twice a year within a mile of salt water, where the corrosion check and fresh lubricant matter most. If the garage itself stays damp, garage floor vents let trapped moisture out and slow rust on everything inside.
