Middleburg is the old heart of Clay County. It was Garey's Ferry on Black Creek before it was consolidated into Middleburgh in 1851, and it served as the county seat until 1874. Today it is an unincorporated community of about 12,900 people, centered on the confluence of the North and South Forks of Black Creek, with Blanding Boulevard running 13 miles northeast to Orange Park and CR-218 cutting east toward Lake Asbury. Two Kinds of Middleburg Garage

Middleburg is not one housing market. It is two, and they break in different ways.

The first is rural Middleburg: the acreage around Clay Hill, Long Bay, and the county roads west of Blanding Boulevard. Homes there were built across five decades, and a lot of them pair an attached garage with a detached two-bay, a workshop, or a pole barn with a ten or twelve foot door for a boat, a camper, or a tractor. Those tall doors carry more weight than a subdivision door, their springs are sized accordingly, and a surprising number were installed by whoever built the barn. The second is the subdivision growth east and north of the old town: Two Creeks, with its 27 lakes and the gated Preserve, Pine Ridge Plantation, Ridgewood Trails, Azalea Ridge, The Ravines, and the newer builds pushed along by the First Coast Expressway. Most of these homes carry builder-grade doors and chain-drive openers, and the late-2000s stock is now on its second spring set. Black Creek, Humidity, and Rust

Middleburg sits more than 30 miles from the Atlantic, so it does not get the salt spray that eats doors in Ponte Vedra or on Amelia Island. What it has instead is water. Black Creek and its two forks wind through town, the ground holds moisture, and summer humidity stays high well into October. How far is Middleburg from your Brunswick shop?
